Some tenants remain on the property even after the expiration of the lease agreement, where he is termed a tenant at sufferance. Because the fixed term tenancy already ended automatically at the date specified, the landlord suffers when the tenant is allowed to remain instead of being evicted.
A tenancy at sufferance is generally considered “at will” which means the landlord or the tenant may terminate the tenancy at any time because the occupancy is no longer covered by a lease agreement. However, notice of eviction or notice of the need to use the property should still be sent to the tenant.
